While you might be shaking your head at TV shows, like Tiny House Nation and Tiny House Builders, there’s a definite trend toward homes that make the best use of the space they have.
Many 55+ homebuyers are looking to “right size” their lives. In some cases, empty-nesters are looking for a smaller home with less upkeep, while other active adults are seeking something bigger.
Does size really matter when it comes to choosing the right home? New homes need smart design, not necessarily more square footage.
During the Great Recession, homebuyers wanted smaller homes, so homebuilders complied. Once the recession receded, people wanted more space, so square footage of new homes increased once again.
The trend now seems to have leveled off, as people are embracing the idea of smart home design, not just the “bigger is better” mentality. The U.S. Census Quarterly Starts and Completions showed that, from the second quarter of 2015 to the first quarter of 2017, the median square footage of new homes dropped almost 100 square feet, from 2,478 to 2,389.
The active adult homebuyer is a more seasoned customer. They’ve seen the market fluctuate and they also understand what’s most important in a home. While they might have a certain figure in mind for square footage, they are equally likely to appreciate a thoughtfully designed home. A smart floor plan with good use of space—including ample living area with the right balance of storage—impresses the 55+ homebuyer.
