The Urban Exodus and What It Means for Home Buyers

In Spring 2020, the COVID-19 pandemic sent large numbers of Americans home to stay for the foreseeable future. They switched to living, learning and working remotely. One result of all of this  “staying put” was the uptick in home buying as many realized their current home no longer met their needs.

According to a Pew Research Center survey, around one-in-five U.S. adults (22%) say they either changed their residence due to the pandemic or know someone who did. Their search for the right place to live has driven many buyers to venture farther away from the major cities as well as the highly populated suburbs. High-density areas quickly became less desirable with the fear of exposure to a serious virus, an issue that many people didn’t anticipate when they originally chose those areas.

As a result of the shelter-at-home orders, the ability to work remotely has allowed many households to make the shift from urban spaces to suburban life, and for suburban dwellers to move to rural locations. The commuting distance has become less of an issue with the ability to work remotely.

Baby Boomers who are either retired or nearing that point in their lives are looking ahead at the next chapter. They have discovered that they can have the best of both worlds. Boomers can be close enough to access the amenities they enjoy while also living in an area that offers newly sought after safety and serenity. This shift has been underway since pre-coronavirus times but, like many other things, sped up due to the unforeseen circumstances that occurred in 2020.

Baby Boomers are looking to retire in A+ locations. They are not necessarily looking for the “beach life”, but rather areas that aren’t too far from family or essentials, while still offering privacy. They want to escape the hustle and bustle without feeling isolated.
